A new state-of-the-art care home planned for South Marston will place sustainability and energy efficiency at the centre of its design.
The project, being developed by Coate Water Care, will transform an office building at South Marston Industrial Estate into a modern care facility with space for 60 residents.
The development recently received planning permission and is expected to open next year.
Renewable Energy at the Core of the Design
During a recent visit, Emma Bushell, Deputy Leader of Swindon Borough Council and ambassador for the Greener Swindon mission, learned about the company’s plans to minimise the building’s carbon footprint.
According to Jamie Smith, Director at Coate Water Care, the new facility will incorporate several renewable technologies, including:

Solar panels

A ground source heat pump system

Grey water reuse systems

Rainwater harvesting
Together, these features are designed to provide the vast majority of the home’s energy needs through renewable sources.
Reducing Carbon Emissions in Care Homes
Energy use in care homes can be significant. Heating, cooling and lighting typically account for around 40 per cent of a care home’s total carbon emissions.
Water heating alone can represent up to 30 per cent of daily energy use.
By integrating renewable energy and water-saving technologies, the new development aims to significantly reduce both emissions and operational costs.
Sustainability in the Care Sector
Environmental sustainability is increasingly becoming part of the regulatory framework for care providers.
The Care Quality Commission now incorporates sustainability into its approach to improving standards across the sector, recognising its connection to long-term operational success and community wellbeing.

Councillor Bushell praised the project’s environmental focus.
“Climate change requires all of us – individuals and businesses – to think differently and put sustainability at the heart of our decisions,” she said.
“It is impressive to see Coate Water Care leading by example. Their investment in renewable energy and smart design will help ensure this new care home operates with a minimal carbon footprint.”
Aim to Reach Net Zero
Jamie Smith said sustainability has been central to the company’s work for more than a decade.
“For the last 10 years Coate Water Care have been passionate about reducing the impacts our homes have on the environment and the wider communities,” he said.
“This new flagship care home offers us the opportunity to go one step further.
“From its inception our goal has been to achieve as close to net zero as possible, while still delivering quality care and supporting the local community.”
