New Phase of Homes Launched at Wichelstowe Following High Demand

Barratt Homes has officially launched the next phase of its Wichel Fields development in Wichelstowe, following the sell-out success of the previous phase last summer.

The new phase brings 120 homes to the market, including a range of one and two-bedroom apartments and two, three, and four-bedroom houses. Demand is already strong, with several reservations secured and growing interest from potential buyers.

Andrea Pilgrim, Sales Director at Barratt Homes Bristol, said: “The response to the launch of our new phase at Wichel Fields has been remarkable. The early reservations and strong interest highlight the demand for quality, energy-efficient homes in this fantastic location. We’re excited to welcome new residents and see them become part of the thriving Wichelstowe community.”

Stamp Duty Changes Create Incentives for First-Time Buyers
The timing of the launch aligns well with upcoming changes to stamp duty, which take effect from 1 April. Currently, no stamp duty is payable on homes up to £250,000. However, from next month, a 2% charge will apply to the portion between £125,000 and £250,000, and a 5% charge on amounts above that.

First-time buyers, though, are in a favourable position. Those purchasing a home for under £300,000 will remain exempt from stamp duty, making Wichel Fields an appealing option for those stepping onto the property ladder.

A recent survey found that over a third (36%) of prospective buyers were unaware of the changes, while 38% admitted to having limited understanding of how the new rules would affect them.

Mortgage expert Terry Higgins advises buyers to act quickly: “The upcoming stamp duty changes could significantly increase costs for homebuyers, especially existing homeowners and downsizers. However, first-time buyers purchasing properties under £300,000 will remain exempt, which gives them a strong advantage.”

Strong Location and Growing Community
Wichelstowe is located just two miles from Swindon’s mainline station, with direct services to London taking around an hour. The area is also just three miles from Junction 16 of the M4, offering excellent transport links.

The previous phase of Orchards View has now completely sold out, and the ninth parcel of the development is expected to launch later this year. David Wilson Homes South West is also continuing its work at Orchards Rise, further expanding the community.

With strong interest already shown in this new phase, Wichel Fields looks set to continue attracting buyers looking for modern, energy-efficient homes in a well-connected and growing neighbourhood.
